This variance allows the developer to reduce the northern and eastern setbacks from 50 feet to 20 feet, and the southern setback from 10 feet down to a mere five feet. Why such changes, you may ask? Simply put, the lot’s irregular and landlocked shape made it challenging to develop more conventionally, limiting layout options that would usually be available on a standard lot.

City Planner Daniel Havelin explained that the unique shape and location of the property posed substantial challenges to potential development. To address these issues, the proposed layout has been designed to minimize the impact on nearby residential properties while allowing the project to move forward.

Mixed Reactions from Residents

In a bid to ease these concerns, the developer has proposed installing a masonry fence coupled with landscaping buffers between the new development and adjacent properties. Plus, existing trees will remain intact to provide further screening for nearby residences, potentially softening the impact of the new structure.

Additional Plans for Condominiums

But wait, there’s more! The Board of Aldermen also considered another request from developer Jason Ishee for yet another exciting project — eight condos to be built on property right next to the mixed-use site. This land previously housed an apartment complex, which has since been torn down.

Ishee is looking to get approval to build these condos just 20 feet away from neighboring residences and a mere five feet from adjacent properties to the south. Understandably, potential neighbors voiced their concerns, mentioning disruptions that could occur due to the new construction. They’ve had prior experiences with rowdy tenants from the nearby Quality Inn, and they want to ensure their peace is preserved.

The Board did acknowledge Ishee’s proposal; however, they made it clear that they wouldn’t revisit the topic until the developer personally presents his case at a future meeting.
