News Summary

Oktibbeha County is poised for a transformation with a new gated community aimed at addressing housing shortages. Developed by Forest Street Partners, this vibrant project will cover 98 acres and introduce 150 homes designed to support local families and young professionals. Emphasizing affordable housing and community amenities, the development promises to create a quality living environment. With strategic access to nearby areas, the neighborhood will cater to the growing workforce in the region. While there are some development delays, officials are optimistic about the future.

Oktibbeha County Welcomes New Gated Community to Solve Housing Woes

Oktibbeha County, are you ready for an exciting transformation? A brand-new gated community is in the works, promising to bring much-needed housing options to the area! Developed by an Atlanta-based real estate firm known as Forest Street Partners, this project is set to cover a whopping 98 acres right off Highway 182, just next to Triangle Drywall Supply.

Meeting a Growing Need

This ambitious development aims to tackle the housing shortage that’s been evident in the region. With District 2 Supervisor Orlando Trainer on board, it’s clear that this initiative is viewed as an essential step to support the vibrant economy of Oktibbeha County. As local industries continue to flourish, there’s an increasing demand for homes that can cater to individuals moving into the area to fill those jobs.

The first phase of the project will bring 150 new homes to the neighborhood, providing a mix of options to attract both young professionals and families. A specific timeline for completion hasn’t been revealed yet, but there’s a lot of buzz surrounding the potential it holds for our local community.

Community Amenities Galore

What’s more, this upcoming neighborhood is not just about houses; it’s about creating a quality living environment. Plans for the community include fabulous swimming and recreational areas—perfect for making new friends and enjoying the sunshine after a long day at work. It’s all about building a community where residents can thrive and feel connected.

Helping Families Settle Down

According to project representative Pace Stead, the emphasis on affordable housing is particularly important. By offering homes at reasonable prices, it’s anticipated that more families and graduating students will choose to call Starkville home instead of looking elsewhere. It’s a win-win situation, nurturing local roots while providing necessary housing solutions.

Great Location for Commuters

The strategic location of this development further enhances its appeal. With quick access to West Point, Columbus, and the bustling Golden Triangle Industrial Park, residents are set for easy commutes to their workplaces. This accessibility is sure to catch the eye of many potential new homeowners.

Dealing with Development Delays

While enthusiasm is certainly in the air regarding this new community, it’s essential to note that the project faced some delays—chiefly due to needing an expansion of services from the East Oktibbeha Wastewater District. This means that Starkville’s wastewater treatment plant is ready for an upgrade to serve the new residents effectively.

Fortunately, progress is on the way! Plans are underway to install a new wastewater line along Highway 182, with an impressive allocation of $700,000 in American Rescue Plan funds for the initiative. Local officials have been working hard to ensure that these improvements serve the community at large.

What’s Next?

Mayor Lynn Spruill has shared on the anticipated timelines for the upcoming infrastructure changes. It could take between 1 to 1.5 years to install new aerators, which means we might have to hang tight a little longer before the community can begin flourishing. And while the new wastewater line takes about two to three years to be fully operational, it’s apparent that there’s a hopeful vision in place.

The board of supervisors has given the green light for the wastewater line project, paving the way for on-site developments to proceed. So, hold onto your hats, Oktibbeha County! A lovely new gated community is coming your way, and it might just be the answer to our housing challenges.
