Exciting New Neighborhood Development Coming to East Oktibbeha County
Oktibbeha County is gearing up for a significant transformation as a new neighborhood development has been announced, promising to bring not just new homes but also a fresh sense of community to the area. The Atlanta-based real estate firm, Forest Street Partners, revealed that they will be developing a 98-acre property off Highway 182, right next to Triangle Drywall Supply.
150 New Homes to Meet Growing Demand
This project aims to create a fully gated community that will feature a range of amenities, including swimming and recreational areas. District 2 Supervisor expressed enthusiasm about the development, emphasizing its importance in addressing the growing housing needs in Oktibbeha County. It’s going to provide some needed homes for these individuals who will be acquiring some of these jobs that are available at some of the industries that are here in the Golden Triangle.
The initial phase will include around 150 homes, catering to a diverse range of individuals. Planning includes everything from starter homes for young professionals to larger family-sized houses. This variety is critical for retaining families and graduates within the Starkville area. People are graduating, whether it’s veterinarians or physical therapists or all the different degrees at Mississippi State, and they can’t stay due to insufficient affordable housing.
A Strategic and Convenient Location
The location of the new neighborhood is an essential factor behind its development. Living on the east side of the county offers residents easier access to nearby areas like West Point and Columbus, as well as the numerous industrial jobs available at the Golden Triangle Industrial Park. All three cities offer great amenities, and long commutes from the west and south sides of town are less appealing.
The neighborhood’s location could attract more professionals to the area, making it an appealing place to live for those working at nearby institutions. If you work at Mississippi State or the Golden Triangle Industrial Park, you’re just 15 minutes away.
Ready to Move Forward After Delays
Despite its promising plans, the development has faced delays primarily due to the need for expansion of the East Oktibbeha Wastewater District’s services. This expansion is contingent on upgrades being made to Starkville’s wastewater treatment plant. Those projects are finally lined up and moving forward.
The board of supervisors recently allocated $700,000 in American Rescue Plan funds toward the wastewater project, which will be matched by a grant from the Mississippi Department of Environmental Quality. With bids for the project already out, the team is prepared to push ahead.
Looking Ahead
In terms of timeline, it could take two to three years for the new line to be fully installed. This duration allows ample time for the city to upgrade its treatment plant. Installing new aerators would take approximately 12 to 18 months, with further enhancements to follow. New services will be provided once the necessary upgrades are completed.
As the community anticipates this new development, it’s clear that the combination of much-needed housing and strategic planning is set to bring a wave of positive changes to Oktibbeha County.
